Buying a property is a big step, and it’s normal to have questions about the inspection process itself. We’ve compiled answers to the most common questions we receive to help you feel confident and prepared every step of the way.

When should I book the inspection?

As soon as your offer is accepted! Contact us immediately to secure a booking within the timeframe of your contractual cooling-off period or building and pest clause. This gives you time to receive the report and consider your options.

While not mandatory, we highly recommend it. Attending the last 15-20 minutes allows us to walk you through our key findings in person, show you the location of important items (like the water shut-off valve), and answer your questions on the spot. It’s an invaluable part of the process.

Standard inspections are non-invasive. We cannot see inside walls or behind furniture. We do not report on items that are not readily accessible, such as plumbing buried underground, or on every minor cosmetic flaw. We also typically do not include specialist reports for pests, pools, or asbestos unless arranged separately. Our Standard report cannot be used for legal purposes, We provide tailored services report to be used for legal purposes at extra cost. As they need further discussions, research and legal advice.
